For landlords and agents
Pick the right renter with the Leap Trust Score.
Every application on Leap gets a score from 0 to 100 that rates the applicant on ability to pay, credit, rental history, income stability and references. You see every point and where it came from.

How it works
Five factors, 100 points, nothing hidden
Ability to pay
30 ptsMonthly income compared with the rent they offered. Three times the rent earns full marks, the benchmark most Canadian landlords already use.
Credit history
30 ptsUp to 20 points from the credit score (soft check, with the renter's consent) and 10 for a clean record. Collections or repeated late payments remove the clean-record points.
Rental history
15 ptsUp to 10 points for time at their current address and 5 more if they already pay at least 70% of this rent, which is proof they can carry it.
Income stability
15 ptsTime with their current job or business. Salaried, self-employed and contract work all count the same way: only the length of time matters.
References
10 ptsFive points per reference, up to two. Landlords can contact them straight from the application.
Your offer stays separate
Renters can bid above asking on Leap, but the bid never changes their score. You see the best price and the most reliable renter side by side.
What the score means
Four bands, so you can decide fast
Strong on every factor. Usually safe to approve once you've checked references.
A solid applicant with one area to look at more closely.
Worth a conversation. Look at which factor is low and ask about it.
Several gaps. Ask for more information, a guarantor or a credit check before deciding.
Without a credit check, the score is marked provisional and credit counts as neutral until the renter consents.
Fair by design
What the score never uses
The Leap Trust Score only measures things that relate to paying rent on time. It is built to respect human rights law in every province, so these never count:
- Age or date of birth
- Family size, children or who they live with
- Pets
- Type of work or where income comes from
- Race, religion, gender, disability or any other protected ground
- How much they offered over asking
Questions about the Leap Trust Score
What is the Leap Trust Score?+
A score from 0 to 100 that Leap gives every rental application, based on ability to pay, credit history, rental history, income stability and references. Landlords and agents see the total, the band and a breakdown of every factor.
Does offering more rent raise the score?+
No. The offer is shown next to the score, but it is not part of it. A renter can't buy a better score, so you can weigh price and reliability separately.
What if the renter hasn't done a credit check?+
Credit counts as neutral (15 of 30) and the score is marked provisional. Landlords can request a soft credit check from the application, and the score updates once the renter consents.
Is the Leap Trust Score fair to renters?+
It only uses financial and rental factors that relate to paying rent on time. It never looks at age, family, pets, type of work, where income comes from or any ground protected by Canadian human rights law. Landlords should use it alongside, not instead of, their own judgment.
How can a renter improve their score?+
Complete every part of the Leap profile: income, time at current job and address, current rent and two references, and agree to a soft credit check. Each missing detail costs points.
Is a soft credit check bad for the renter's credit?+
No. Leap uses a soft inquiry, which doesn't affect the renter's credit score and isn't visible to other lenders.
